At Certified Professional Inspection of Michigan, we believe in straightforward, no-surprise pricing. Our inspection services are billed at a flat rate of $125 per hour. Each scheduled appointment includes 2 ancillary services of your choice as our gift to you! (excluding Radon and Mold Testing)


Because every home is unique, the total cost of your inspection depends entirely on the time required to complete a thorough, accurate, and uncompromising assessment. We estimate the total time—and therefore your final quote—based on three key variables:

1. The Size of The Home (Square Footage)

 Larger homes have more rooms, more windows, longer perimeters, and often multiple HVAC units or water heaters to inspect.


  • The Baseline: A standard 2,000-square-foot home typically takes about 2.5 to 3 hours to inspect

2. The Age of the Property

Older homes require a more meticulous review. Building standards change over time, and older electrical panels, aging plumbing materials, and foundational settling simply take additional time to properly trace and evaluate.


  • The Impact: Homes built over 30 years ago generally add 30 to 60 minutes to the total inspection time.

3. Location and Travel

 We proudly service the South Eastern Michigan Counties of Wayne, Macomb, Oakland, Washntenaw, and Monroe. For properties located outside our standard 50-mile radius, we factor the federal business-mileage rate of $0.725 per mile into the hourly rate.

A certified mold inspection is crucial to ensure the accurate detection of mold and effective remediation. An experienced inspector can identify favorable conditions for mold growth and recommend preventing it. Proper sampling techniques and clear communication with the client are essential for success. Follow industry best practices and the IICRC-S520 Mold Standard to guarantee the best results.

We use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. An IR camera translates the heat signatures of objects into colors on a gradient scale, with higher temperatures appearing as lighter colors, and lower temperatures and wet areas appearing as darker colors. By evaluating these images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, as well as flue leaks in the chimney, which can lead to carbon monoxide poisoning.

A radon inspection involves testing a home's air to measure radon levels, an odorless, radioactive gas that can be a health hazard. It's crucial because radon is the second leading cause of lung cancer after smoking. Radon testing is recommended before buying a home and every two years thereafter.  Addressing radon is important both in the construction of new buildings (prevention) and in existing buildings (mitigation or remediation). The primary radon prevention and mitigation strategies focus on sealing radon entry routes and on reversing the air pressure differences between the indoor occupied space and the outdoor soil through different soil depressurization techniques.

Moisture intrusion inspections, also known as water intrusion inspections, are thorough evaluations of a building's exterior and interior to identify potential entry points for moisture and assess any existing damage. These inspections help locate leaks, assess the extent of damage, and recommend repair or remediation strategies.

A septic system receives, treats and disposes of unwanted wastewater and solids from a building’s plumbing system. Solids are partially broken down into sludge within a septic tank and are separated from effluent (water) and scum (fat, oil and grease). Effluent regularly exits the tank into a drain field where it is naturally filtered by bacteria and reentered into the groundwater. Scum and sludge must be pumped periodically and should never enter the drain field. The septic system should be inspected once a year, including as soon as the house is put on the market for sale. This will enhance the home’s value and avoid any liability issues that might result from a malfunctioning system.
